What Lenders Look For: 5 Things That Get You Approved

Understanding what lenders actually evaluate — beyond just your credit score — gives you a major advantage when applying for business financing.

The Lender's Perspective

When you apply for business financing, you're asking someone to take a risk on you. Understanding how lenders evaluate that risk — and what makes them say yes — gives you a significant advantage.

Most lenders use a framework called the "5 Cs of Credit." Here's what each one means and how to position yourself favorably.

1. Character

Character refers to your reputation and track record as a borrower. Lenders assess this through:

  • Personal credit score — your history of repaying personal debts
  • Business credit score — your business's payment history with vendors and creditors
  • Time in business — longer history = lower perceived risk
  • Industry experience — do you know your business?
  • References — some lenders check with suppliers or business partners

How to improve it: Pay all bills on time, build your business credit profile, and be transparent about any past credit issues. Lenders respect honesty more than discovering problems during underwriting.

2. Capacity

Capacity is your ability to repay the loan. It's the most heavily weighted factor for most lenders. They measure it through:

  • Debt Service Coverage Ratio (DSCR): Net income ÷ total debt payments. Most lenders want 1.25+
  • Revenue trends: Is your business growing, stable, or declining?
  • Cash flow: Do you have consistent cash flow to make payments?
  • Existing debt load: How much do you already owe?

How to improve it: Reduce existing debt before applying, demonstrate consistent revenue growth, and apply for an amount your cash flow can comfortably support.

3. Capital

Capital refers to the money you've invested in your business and your overall financial strength. Lenders want to see that you have "skin in the game."

  • Owner equity: How much of your own money is in the business?
  • Net worth: Personal and business assets minus liabilities
  • Reserves: Cash on hand beyond what's needed for operations
  • Down payment: For asset-based loans, a larger down payment reduces lender risk

How to improve it: Maintain healthy cash reserves, reinvest profits into the business, and be prepared to make a down payment on larger loans.

4. Collateral

Collateral is an asset that secures the loan — something the lender can claim if you default. Not all loans require collateral, but having it improves your approval odds and terms.

Common forms of business collateral:

  • Real estate (commercial or personal)
  • Equipment and machinery
  • Inventory
  • Accounts receivable
  • Business vehicles

How to improve it: Know what assets your business owns and be prepared to pledge them. For real estate-backed loans, a current appraisal helps.

5. Conditions

Conditions refer to the external factors affecting your loan request:

  • Purpose of the loan: Lenders want to know exactly how funds will be used
  • Economic environment: Industry trends, market conditions
  • Loan amount and terms: Does the request make sense for the business size?
  • Industry risk: Some industries are considered higher risk than others

How to improve it: Have a clear, specific use of funds. Be able to explain how the loan will generate a return. If your industry is considered high-risk, demonstrate what makes your business different.

Putting It All Together

No single factor determines approval. Lenders look at the complete picture. A business with a lower credit score but strong cash flow and solid collateral may get approved. A business with great credit but declining revenue may not.
